Drafting Services for Attic Conversions in Sydney

We use industry leading design and 3D modelling CAD software to model and draw your project from the concept stage to the final plans. You will have the freedom to make changes and add your own personality to the project as the plans develop.

> Local Council planning controls known as Local Environment Plans (LEPs) and Development Control Plans (DCPs).
> All new external walls, roof and ceiling thermal insulation is provided to exceed the requirements of BASIX.
> The regulations within the National Construction Code / Building Code of Australia.
> The acoustic properties of your project may need to be upgraded to comply with Aircraft Noise Intrusion requirements if your home is in the
Sydney airport flight path zone.

> If your project is an attic above a home unit then the regulations within the National Construction Code / Building Code of Australia governing building classification and fire rating will be investigated and included in your design.


 
What are LEPs and DCPs ?

> LEPs – Local Environment Plans are State Government approved planning regulations drawn up and administered by each Local Council and approved by the State Minister for Planning. LEPs cover broad planning strategies for each local government area.
> DCPs - Development Control Plans are planning regulations drawn up and administered by each Local Council within the framework of their LEP. DCPs are more specifically focused on individual planning issues than LEPs.


 
What is BASIX ?

> BASIX is a State Government initiative regulating the Sustainability measures to be included in new buildings in NSW.
> BASIX for your project will give ratings for the type of insulation, roof colour, glazing, light fittings and tap ware to be included.

 What is the National Construction Code / Building Code of Australia (NCC/BCA) ?

> The NCC/BCA is the regulations controlling the methods of construction of all buildings in Australia.
> If your home is a Semi or Terrace then the party wall sections of your attic will be checked with the NCC/BCA for compliance.
> If you live in a home unit then the Classification of the building, fire rating of external walls and the party wall sections of your attic will be checked with the NCC/BCA for compliance.
